This is a prime timber investment and recreational opportunity in Columbia County, Arkansas. The sale includes two 40-acre tracts, Hunter East and Hunter West, each offering unique benefits. Hunter East features 40 acres of mostly pre-merchantable pine and hardwood timber, estimated to be around 16 years old. The property provides historic access via woods roads and presents an excellent opportunity for long-term timber growth or as a secluded recreational hunting spot. Hunter West offers 40 acres of mature, 26-year-old pine with some hardwood, ready for thinning or clear-cutting. This tract is ideal for immediate timber income while also serving as a great small hunting tract. Access is through a woods road connected to Columbia CR 68.

Hunter East Directions: From Mt. Holly, AR, take Hwy 57 (Stephens Hwy) approximately 2 miles. Look for pink flagging and a DDK Arrow on a woods road on the west side of the highway. Follow the woods road for about ¼ mile to reach the property.

Hunter West Directions: From Magnolia, AR, take Dudney Rd approximately 3.6 miles, then turn right on Columbia CR 68 for about 1.8 miles. Look for pink flagging and a DDK Arrow at a gate; follow the woods road through the gate for approximately ½ mile to the property.
