This property consists of approximately 157 acres of recent cutover with some scattered pulpwood. This property would make an excellent property to reforest for long term timber investment, convert to pasture, or use as a recreational hunting property. Lots of options for a variety of buyers. The property has utilities available and excellent access via gravel county road, Cemetery Road.
Bear Creek Hunting/Hardwood
This property consists of approximately 115 acres with approximately 10 acres in open fields and the remaining approximately 105 acres in mature hardwood/pine. This will make an excellent timber investment and hunting property. There is a beaver slough on the south end of the property that holds water in the winter and some ducks. The fields would also make excellent food plots. There is a gravel road that accesses the property along the railroad tract and an unimproved legal deeded easement that will convey as well. An inventory was conducted by DDKFRE in July 2018, using 1/10th acre plots. Plots were placed on a four-chain by five-chain grid. All trees within these plots were measured and recorded. Ton values are estimated using a conversion factor of 64 pounds per cubic foot.
